EICRs (Electrical Installation Condition Reports) are mandatory for landlords every five years and the standard pre-purchase electrical check for buyers, mortgage applications and commercial premises across West Sussex. We test the full installation to BS 7671, identify Code 1, Code 2 and C3 issues, and issue the formal report (with photographic evidence and any required quotes for remedials) the same day where possible.
Visual inspection of the consumer unit, fuse board, sockets and lighting circuits, accessible junction boxes and any visible cabling. Insulation resistance tests, earth fault loop impedance tests, RCD trip-time tests, polarity checks and continuity of CPCs across the installation. Bonding and earthing of incoming services (gas, water) checked. The whole installation is graded against BS 7671 Amendment 2 with a clear Pass or Unsatisfactory result, individual circuit notes, and a list of any C1, C2 or C3 codes raised.

Standard during a property purchase, helpful before a major refurbishment, and required by some insurers. We assess the full installation, flag any out-of-date wiring (rubber cable, fabric cable, old re-wireables), and give you an honest steer on whether a partial rewire or a fuse board upgrade is sensible before buying or renovating.
Smaller offices, shops, cafes and HMOs need EICRs every 5 years (sometimes annually depending on insurer or licence). We work outside trading hours where required, coordinate with your facilities manager or letting agent, and issue a formal report compatible with HMO licensing, public liability insurance audits, and major lender requirements.
A typical 3-bed domestic EICR takes 2 to 3 hours. Larger properties, HMOs or commercial premises take longer. We book an arrival window and tell you up front how long we expect on site.
Code 1 (C1) is a danger present, requires immediate action. Code 2 (C2) is potentially dangerous, requires urgent remedial. C3 is improvement recommended but not unsafe. An installation passes EICR if there are no C1 or C2 codes outstanding.
Most properties built before 2008 have at least one C2. Common failures: missing RCD protection on socket circuits, no bonding to a metallic gas or water service, old re-wireable fuses without modern protection. We always quote any remedial alongside the report so you can compare.
