Domestic and HMO systems (BS 5839-6)

Grade D1 mains-wired interlinked smoke and heat alarms with battery backup for owner-occupied residential. Grade C system with dedicated control panel for HMOs (5+ bedrooms or shared occupancy). LD1, LD2 and LD3 categories cover full-coverage, escape route only, and single-occupancy designs. We design to fit the property layout, install discreetly, and issue commissioning and design certificates compatible with HMO licensing requirements across Worthing, Adur, Brighton and Hove and Arun district councils.

Commercial systems (BS 5839-1)

Category L1 (full property coverage), L2, L3, L4 and L5 for commercial, plus M (manual call points only) for smaller premises. Conventional or addressable systems depending on size. Includes design risk assessment, head and call-point spacing to current Regs, sounder coverage check, panel commissioning, and the formal BS 5839-1 design and installation certificates required by your insurer and fire risk assessor.

Annual servicing and zone testing

BS 5839 requires fire alarm systems to be inspected and tested by a competent person at least every 6 months (commercial) or annually (domestic). We carry out the full inspection: detector heads, call points, sounders, panel, batteries, log book entries, and zone testing. Certificate issued for your insurance and licensing records.

Wireless and hard-wired options

Hard-wired systems (cabled detectors and panel) are the most reliable and the standard for new-build commercial. Wireless systems (battery-powered detectors signalling to a wireless panel) are useful for retrofit on listed buildings or where chasing cables would damage finishes. We assess at survey and recommend based on your building, budget and ongoing maintenance preference.

Does my HMO need a fire alarm?+

Yes, every HMO with 3 or more occupants from 2+ households requires at least Grade D LD3 (escape route only) under BS 5839-6. Larger HMOs (5+ bedrooms or 3+ storeys) typically need Grade C LD2 or LD1. Local council licensing requirements may demand higher grades.

Can you upgrade an existing system or do I need a new install?+

Often we can upgrade in place, swap detector heads, add zones, replace the panel. Full strip and replace is needed when the existing wiring is non-compliant or the panel is end-of-life. We assess at survey and quote both options where viable.

Do you do annual servicing?+

Yes, single-visit servicing or annual contract. The contract covers both 6-month inspections (commercial), spare parts at trade prices, and priority callout for any failure between visits.

Will the system disrupt my business?+

Installs in occupied premises are scheduled out of hours where possible. Servicing is typically 1 to 2 hours and can be done during quiet periods. Major upgrades (full rewire of an addressable system) need overnight or weekend booking.

What certificates do you issue?+

BS 5839 design certificate, installation certificate and commissioning certificate at handover, plus annual service certificate at each visit. All compatible with your fire risk assessment and insurer audit.
